Basic Home Inspection
The basic home inspection consists of a visible evaluation of the following areas of a building:
- Site Drainage and Erosion Control
- Visible Evaluation of Structural Components Including Flooring Systems, Wall Structures, Ceiling and Roof Structures.
- Roofing Materials Including Shingles, Flashings, Penetrations, Chimneys, Drainage Systems (Gutters and Downspouts)
- Exterior Features Including Siding, Windows, Doors, Masonry Veneers, Trees and Vegetation, Walkways, Driveways, Garages, Decks, Patios, Porches, Fences, Patio, Deck and Porch Covers.
- Electrical Systems, Grounding, Bonding, Outlets, Fixtures and Electrical Panels.
- Heating and Cooling Systems Including Ductwork.
- Plumbing Supply and Drain, Waste, Vent, Fixtures.
- Interior Features Including Windows, Doors, Floor Coverings, Cabinets and Counters, Stairs and Rails.
- Kitchen Appliances.
- Fireplaces and Wood Stoves.
Additional Inspection Items
The following items can be inspected for a small additional fee:
- Detached Buildings, Barns, Shops and Garages.
- Swimming Pools and Pool Houses
- Water Tests
- Lead Paint Testing
- Asbestos Testing (fee is not small)
- Environmental Testing (Air Quality Testing)
- Organic Substance Testing
Commercial Inspections
Much of my career was spent in the commercial and industrial construction business. This experience of working with engineers, architects, subcontractors and business owners has proven to be invaluable when doing commercial inspections.
